Limiting Conditions and Qualifications for Truepointe Mortgage’s Guarantee:
TruePointe Mortgage guarantees that any well-qualified borrower who submits a complete and accurate loan application through its website for a conventional conforming fixed rate first mortgage of $100,000 or more and with a 95% loan to value ratio or better will be offered the very best combination of rates and fees available in the market on the day of application or we will pay the applicant $300. A well-qualified borrower is defined as one who has good credit, adequate income, and readily meets the criteria for approval through the established and independent guidelines of the Federal National Mortgage Association (Fannie Mae) and/or the Federal Home Loan Mortgage Corporation (Freddie Mac). The property must be a 1-4 unit residential property that is located within the geographical areas TruePointe Mortgage services and which meets all written guidelines of Fannie Mae and Freddie Mac. To redeem the $300 guarantee, an applicant need only: 1) Provide on the same day of application with TruePointe Mortgage a Good Faith Estimate (GFE) and a Truth In Lending Statement (TIL) from a competing, non-private lender that was prepared and signed by all parties on that same day. Because interest rates and fees can change daily or even several times during a given day due to volatile market conditions, it is imperative that rates and fees from competitors be compared to TruePointe’s on the same day. 2) The applicant must also close and fund on the competitor’s loan within 60 days of the date on the competing GFE and TIL and provide to TruePointe Mortgage within 7 calendar days after closing a certified copy of the final Settlement Statement from a reputable title company that matches the competitor’s original Good Faith Estimate. 3) The competitor’s loan must also be an “arms-length” transaction, meaning that the lender and the applicant cannot be related in any way, whether professionally, civilly, by blood, etc. An affidavit must also be provided that certifies that no such relationship exists and that all other conditions defined herein have been met. A signed authorization must also be provided that allows TruePointe Mortgage to independently verify the authenticity and accuracy of all documentation provided. Once TruePointe Mortgage receives these documents and performs the necessary verifications, a check for $300 will be mailed to the applicant or be made available for pick up by the applicant at the corporate office, as determined by the management of TruePointe Mortgage, within 10 business days. The reason we require the above documentation is so we can accurately identify and wholeheartedly congratulate those customers who have legitimately found superior loan terms. There are many unscrupulous competing lenders who have become experts at disguising and promoting unsavory “bait and switch” tactics. We at TruePointe Mortgage do not participate in such practices and we vigorously report such activities to state and federal authorities.
